Carat by RH Privé is a development rising within the gated community of Reserva del Higuerón in Benalmádena, on a plot described by the developer as probably the finest in the entire community – with an unobstructed panorama of the Mediterranean and direct access to the beach. The project is presented as the crowning piece of the whole Reserva del Higuerón: a diamond whose facets trace the architectural lines of buildings cascading down towards the sea. Carat is described as an experience for the five senses, where luxury, sustainability, technology, leisure, tranquillity and wellness come together.

The complex consists of four buildings set into the strongly varied topography of the site. The offer includes apartments – among them ground-floor homes with private gardens – as well as Sky Villas, penthouses occupying the top floors. Every property comes with parking spaces and a storage room, and the garages are pre-wired for electric car charging (in accordance with R.D. 1053/2014).

The Mediterranean shapes the layout of the interiors. The floor plans are oriented towards the water, so the homes are flooded with natural light and open onto the sunsets. The apartments feature a large movable wall that allows the owner to remodel the living area and adapt it to their own lifestyle. Each home is equipped with a comprehensive smart-home system.

The Sky Villas are the most exclusive part of the project. Buildings 2 and 3 comprise twelve residences of more than 300 m². The layout is divided into an expansive day area with the kitchen, living room and dining room, and a private area with the bedrooms – each with its own en-suite bathroom and a large walk-in wardrobe. Full-height glazing blurs the line between the interior and the terrace that wraps around the home, while the built-in infinity pool creates the sensation of floating above the Mediterranean. Every penthouse has its own separate garage zone within the communal garage, with two or three oversized parking spaces enclosed by a private mechanical gate, as well as bicycle spaces.

Two Sky Villas from Phase I are the subject of a collaboration with Pininfarina – one of the most recognisable design studios in the world. Two interior design concepts were created on the two sides of the building: “3G – the floating retreat”, with a total area of 393.5 m² (188 m² inside, 205.5 m² outside), inspired by the interiors of yachts and sailing boats, and “4A – the rooted retreat”, with a total area of 332 m² (266 m² inside, 106 m² outside), built around raw textures, organic forms and natural colours. The developer notes that these are conceptual, unbuilt designs that can be applied to all Sky Villas – their implementation is the owner’s responsibility, and the sale price does not include the adaptation of the design, Pininfarina’s fee or the selected furniture.

The communal areas have been designed to the standard of a five-star resort. Residents have at their disposal: a large infinity pool with a pool bar, a solarium and outdoor relaxation zone, a lounge with a welcome hall, a heated indoor pool with a rest area, a sauna, a hammam, a massage room, a salt cave, a cinema room, a luxury gym with Technogym equipment in the Christian Dior edition, and a fully equipped coworking space with sea views. The green areas include lush vegetation, vertical gardens and a zone of aromatic plants whose scents change with the seasons. A separate amenity is the car lift, which allows owners to move between the buildings in a luxury car.

Ownership at Carat comes with additional privileges: the Reserva del Higuerón Platinum Card, an annual membership of the exclusive Reserva del Higuerón Sports Club; a five-star concierge service available at reception from Monday to Sunday (reservations at the best clubs and restaurants on the Costa del Sol, discounts and preferential treatment at selected venues, organisation of private activities, management of the communal areas, parcel collection, key holding); and membership of the RH Privé Owners Club, a closed circle of owners who share the same values and lifestyle.

The developer has prepared an extensive personalisation programme run by the RH Privé team. It covers the choice of floor and wall finishes (with Pergo wooden floors, or brands of a similar standard, as an alternative to porcelain stoneware), kitchen design (base and wall cabinets, worktop finish, worktop extensions, concealed sockets in the worktop, integrated LED lighting, a wine cooler), wardrobe and walk-in closet design, an upgrade of the air conditioning to independent temperature control in every room, heating options (electric underfloor heating in the main bathroom and guest toilet with a smart thermostat, underfloor heating throughout the apartment based on the installed aerothermal system, zoned heating control), bathroom finishes, and a home automation package in a Basic or Premium variant (control of the climate, blinds and lighting throughout the apartment).

Carat is being built in line with the sustainability decalogue of RH Privé, a developer positioning itself as the leader of eco luxury in Southern Europe. The eco-friendly solutions include: rainwater recovery for irrigating the communal gardens, water descaling, individual double-flow CMV ventilation systems with heat recovery, aerothermal energy for air conditioning and domestic hot water, solar protection (blinds in the rear parts of the apartments and foscurit blackout blinds in the master bedroom), water-saving fittings, recovery of warm air from the spa ventilation for heating, a design adapted to the shape of the terrain that limits the impact on the surroundings, traceability and recycling of 70% of the construction materials, a tree gifted with every home and planted in the community garden, a selection of native, low-water vegetation, and vertical gardens in the communal areas that improve energy efficiency by cooling the surroundings. Security is provided on multiple levels: the gated community of Reserva del Higuerón, additional security on the street leading to Carat, video surveillance, the gated grounds of Carat itself, and the permanent presence of the concierge.

The developer reserves the right to change or replace all the finishes and elements described with elements of equal or higher quality, as a result of technical decisions, changes to manufacturers’ models, technical criteria or changes in the applicable regulations.
